Signs your water heater is near the end of its life
Age, rust, water at the base, and running out of hot water are the common warning signs. Here’s what each one means.
Age
Tank water heaters commonly last around 8 to 12 years. The manufacture date is usually encoded in the serial number on the label; the manufacturer’s website explains how to read it.
Water or rust at the base
Moisture around the bottom of the tank, or rust on the tank itself, often means internal corrosion. A tank that leaks from the body can’t be repaired.
Not enough hot water, or strange noises
Sediment settles at the bottom of a tank over time. It can reduce capacity and cause popping or rumbling sounds as the burner or element heats through it.
If it’s leaking now
Shut off the cold-water supply valve above the heater. For a gas unit, turn the gas control to off; for an electric unit, switch off its breaker. Then call for service.
